Alternatives · Chime CRM

The Chime CRM alternatives guide for brokers who outgrew the bundle.

Chime (now Lofty) is a solid real-estate-shaped CRM for a solo agent or small team. Strkr is the better fit the moment your brokerage needs to model transactions, splits, referrals, projects, and messaging on one flat per-seat subscription without a lead-gen upsell on every call.

Why buyers are here

Why teams come looking for Chime CRM alternatives.

Buyers searching for Chime CRM alternatives tend to arrive with the same story. The IDX site was useful in year one, the dialer paid for itself the quarter after that, and then the price kept climbing while the data model stayed stubbornly listing-shaped. These are the six reasons brokers tell us they start shopping, in roughly the order the frustrations show up.

Opaque bundle pricing

The quote on the website is not the quote on the contract.

Chime publishes a per-user starting price, but the real monthly bill after the lead-generation add-on, the AI assistant upsell, the IDX website line, the SMS carrier passthrough, and the mandatory annual contract tends to land two or three times higher. Brokers running the renewal math a year in and comparing it against the trial quote feel misled, and that is usually the exact moment the search for alternatives begins.

Real-estate-only data model

If it does not fit a lead, listing, or transaction, it does not fit.

Chime is built around the real estate motion in a way that is helpful on day one and limiting by month six. Brokerages that also run a property management arm, a mortgage referral partnership, a title relationship, a renovation referral network, or a commercial side-hustle discover the data model has no room for any of it. The workarounds involve custom fields that nobody reports against and spreadsheets that live outside the CRM.

Seat count locked to contract

Hiring and letting agents go is a billing event, not a config change.

Agent turnover in a brokerage is a weekly reality, not an annual event. Chime contracts price seats on an annual commitment that does not flex gracefully. Adding an agent mid-contract adds a prorated line that renews at full price; removing one requires a conversation with the account rep. Teams with real churn end up paying for seats that nobody is logging into for months.

No real project tooling

Transactions are tracked, delivery is not.

Chime tracks a transaction pipeline from under contract to close, which is useful. What it does not do is handle the project-shaped work that keeps a brokerage running: team onboarding checklists, listing prep workflows, closing coordinator playbooks, vendor coordination, marketing calendar execution, or any of the other operational motions that sit outside the deal pipeline. Teams run Trello or Asana for all of it and the thread between the deal and the delivery breaks.

SMS as an add-on

Texting is a core channel priced like an afterthought.

Real estate runs on text messages. Chime supports SMS through a built-in integration with a per-message carrier fee that is passed through at a markup, with number provisioning that is manual and A2P 10DLC registration that is left as an exercise for the broker. Teams treating texting as a first-class channel want native templates, consent capture, STOP handling, and compliance guards included in the seat price rather than metered.

Thin forecasting

Pipeline reports stop short of a real GCI commit meeting.

Chime shows a pipeline board, a few activity reports, and a transaction dashboard. What it does not ship is weighted forecasting on gross commission income, agent-level commits with split math baked in, team-leader roll-ups across sub-teams, submit-and-lock cadence for a weekly forecast call, or historical accuracy tracking across quarters. Brokerages that run a real GCI commit meeting end up exporting to spreadsheets, which defeats most of the reason to buy a CRM in the first place.

What Chime is actually great at

Give the real-estate-shaped platform credit where it is due.

Any honest alternatives guide starts with what the incumbent does well. Chime (now Lofty) is a credible real-estate CRM for the solo agent or a small team running a traditional listing-and-buyer motion. If the shape of your brokerage is close to the shape Chime was designed for, there are places where Chime still outperforms Strkr today and we want you to walk in with that context before deciding.

IDX website

A ready-to-launch agent site in the first week.

Chime bundles an IDX-powered website with search, saved listings, and lead capture that an agent can brand and publish without a developer. For an agent who does not already have a tech stack, the time to a working website is measured in days rather than weeks. Strkr does not ship an IDX website today, and if that is the single feature standing between you and a listing presentation next Tuesday, Chime wins the trade.

MLS integration

Listing data flows in without a custom build.

Chime maintains direct feeds to the major MLS systems and surfaces listing data inside the CRM as a native object. Agents can send listing packets, build CMAs, and run drip campaigns tied to specific property IDs with no middleware. Strkr can hold listing data as a custom object with lookup relationships, but the MLS plumbing is a build project rather than a toggle.

Lead portal integrations

Zillow, Realtor.com, and Facebook leads land in the inbox.

Chime wires up native integrations with Zillow, Realtor.com, Trulia, and the major social lead channels so inbound leads land in the CRM with source attribution and automatic routing to the right agent. For a brokerage spending seriously on paid portal leads, the ingestion plumbing is tight and the attribution reports speak the language of a real estate lead manager.

Drip campaigns

Pre-written nurture tracks for buyer and seller journeys.

Chime ships a library of real-estate-specific drip campaigns for buyer nurture, seller nurture, past client re-engagement, and sphere-of-influence outreach, with templated copy that an agent can activate on day one. The content library is a genuine shortcut for teams that have not written their own nurture tracks, and the templating saves hours in the first month.

Smart plans

Workflow templates built for the transaction lifecycle.

Chime ships "Smart Plans" that fire task sequences based on transaction stage: under contract, inspection, appraisal, clear-to-close, closed. The templates are tuned for the real estate motion, and a transaction coordinator can be productive the day they log in. Strkr can replicate these flows with its visual builder, but Chime has them pre-built for the specific motion and that saves a few days of configuration.

Dialer basics

Click-to-call that works for a solo agent prospecting.

Chime includes a click-to-call dialer with call recording and basic logging that is enough for an individual agent making a hundred calls a week. The dialer is not as deep as a dedicated real-estate dialer like Mojo or RedX, but it covers the baseline, and bundling it in the subscription removes a line item for teams starting out.

Lead gen add-on

Managed PPC through the Lofty lead generation program.

Chime (Lofty) offers a managed lead generation add-on where the Lofty team runs Google and Facebook ad campaigns on your behalf and routes the resulting leads into the CRM. For brokerages that do not want to hire an in-house marketer, having a vendor who runs the ads and the CRM in one contract is a legitimate convenience, even if the per-lead economics are often debated in the industry.

Where Strkr wins vs Chime

Six places brokers tell us Strkr is the better buy.

If you have landed on this page from a search for Chime CRM alternatives, you probably already know what Chime does well. The reason you are shopping is because at least one of these six gaps is costing your brokerage real dollars, real time, or real agent retention. Here is where Strkr is honestly stronger and why it matters.

Flat per-seat pricing

One published price, no annual lock, no renewal surprise.

Strkr publishes its per-seat line on the pricing page, bills monthly or annually at the customer's choice, and does not quote a different number on contract than on the website. The lead-gen add-on, the AI tier, the website upsell, and the mandatory annual commitment that make the Chime renewal conversation uncomfortable do not exist in the Strkr model. Brokers who have been through a renewal cycle with a bundled vendor know how much that pricing stability is worth.

Custom objects

Model your brokerage, not a textbook real estate motion.

Strkr ships custom objects (not just custom fields) with full support for lookup relationships, workflow triggers, custom layouts, and reporting. A brokerage can model listings, transactions, team splits, vendor relationships, referral partnerships, mortgage pipelines, and title relationships as first-class objects and run reports against any of them. Chime models leads, contacts, and transactions, and everything else lives in notes.

Platform breadth

CRM, Marketing, Projects, Messaging, Docs, Products in one.

Strkr ships CRM, Marketing, Projects, Messaging, Docs (an internal wiki), and Products and Quoting on the same per-seat subscription. Chime ships CRM, Marketing, an IDX website, and a dialer. The buyer math is simple: when a brokerage needs project tooling, a transaction coordinator playbook library, a native messaging platform, or a vendor portal, Strkr covers it at the per-seat price while Chime pushes you into a second contract or a workaround.

Native SMS and MMS

Texting is a first-class channel on every tier.

Strkr Messaging ships native two-way SMS and MMS with carrier compliance built in: opt-in capture, STOP and HELP handling, A2P 10DLC campaign registration, and consent audit trails that survive a Do Not Call complaint. Carrier markup is published on the pricing page in plain English, and the BYO carrier path is supported for teams that already have a Twilio or Bandwidth account. Chime bills SMS as a passthrough and leaves most of the compliance work to the broker.

Native projects

Transaction coordination and brokerage ops in one tool.

The Projects module gives you epics, sprints, backlog, roadmap, releases, goals, custom issue types, workflow automations, and a per-project settings surface. A brokerage can run its listing prep playbook, closing coordinator checklist, agent onboarding workflow, marketing calendar, and vendor coordination inside the same database as the CRM, so the deal that was sold and the project that is delivering against it live in one place. Chime customers run Asana or Trello for all of this and the thread breaks at every handoff.

Real forecasting

GCI commit meetings run out of the CRM, not a spreadsheet.

Strkr Forecasting ships weighted amounts by stage probability, forecast categories (Commit, Best Case, Pipeline, Omitted), agent-level roll-ups with team leader overrides, submit-and-lock cadence on a weekly rhythm, and historical accuracy tracking across quarters. Split math is handled on the deal record so GCI nets out correctly. Chime shows transaction totals and conversion rates. Brokerages running a real Monday GCI call tend to graduate off Chime inside the first full year.

How the feature math actually plays out

The seven brokerage workflows that drive the switching decision.

Platform comparisons live or die on specific workflows. Here are seven real motions that come up in every Chime-versus-Strkr evaluation we run for a brokerage, with how each one actually plays out in production. These are the moments where the pricing conversation stops mattering and the shape of the tool starts mattering.

Lead routing

Round-robin that respects source, geography, and agent capacity.

A new Zillow lead arrives. Strkr evaluates lead source, geography, agent specialty (first-time buyer, luxury, investor, relocation), current workload, and vacation status in a single flow and assigns the owner in under a second, then creates a first-touch task with a five-minute SLA. Chime supports round-robin and source-based routing, but multi-criteria routing with workload balancing and specialty matching lives in Smart Plans that are harder to layer and audit at scale.

Transaction pipeline

Under-contract to clear-to-close with every task owned.

Strkr ships a transaction pipeline as a custom object with every stage, every required document, every required task, and every stakeholder tracked. A flow fires at each stage transition to notify the agent, the transaction coordinator, the lender, the title company, and the client with the right template. Deadlines are tracked against the contract date and surfaced on the agent dashboard. Chime has a transaction pipeline but the stakeholder notification and template logic sit inside Smart Plans with less flexibility.

Commission split math

Agent splits, team splits, and referral fees netted automatically.

Strkr stores split percentages at the agent, team, and deal level, with override logic for team leaders, cap tracking against annual plans, and referral fee deductions handled as line items on the transaction record. GCI, net commission, and brokerage retention all compute automatically. Chime tracks commission as a field on the transaction, and the split math usually lives in a spreadsheet or a bolt-on tool.

Past client nurture

Sphere-of-influence re-engagement that scales past a hundred contacts.

Strkr Marketing ships a nurture engine with multi-step email plus SMS plus task cadences, pause-on-reply, open and reply tracking, UTM capture, and attribution against future transactions. An agent can enroll their entire sphere of influence in a yearly touch program with birthday messaging, home anniversary notes, market updates, and referral asks, with reply detection that pulls engaged contacts out of the drip for a human conversation. Chime has drip campaigns for the same motion but attribution against future won revenue is less direct.

Vendor and referral network

Lender, title, inspector, and contractor relationships as objects.

A full-service brokerage runs on a network of preferred vendors. Strkr custom objects let you model lender partners, title companies, inspectors, contractors, and renovation vendors as first-class records with contact details, service area, response time history, referral fee agreements, and a running count of transactions touched. Flows can fire referral emails on transaction stage transitions and track vendor performance over time. Chime holds vendors as contacts and the relationship data lives in notes.

Agent onboarding

A new agent is productive by the end of their first week.

Strkr Projects ships a new-agent onboarding template with a checklist spanning license verification, broker signature package, MLS access, lockbox issuance, headshot and bio, website profile setup, drip enrollment, and first-week ride-along scheduling. The template kicks off automatically when a new agent record is created, assigns tasks to the right stakeholders (team leader, admin, marketing coordinator, broker of record), and tracks completion. Chime customers wire this up with Trello or a Google Doc.

Compliance file for every deal

Audit-ready documentation stored on the transaction record.

State real estate commissions can audit a brokerage transaction file with little notice. Strkr Products and Docs give you a transaction document template library, required document checklists per transaction type, approval workflows for broker review, and a per-transaction audit trail of every document uploaded, every signature captured, and every stage transition. Chime stores documents on the transaction but the compliance workflow and audit trail are thinner.

Where Chime is honestly stronger

Six places we recommend Chime over Strkr today.

We lose evaluations too. If any of these descriptions matches your brokerage precisely, Chime is the better buy today and we would rather you know that upfront than three months into a Strkr contract. The goal of this page is to help you make the right decision, not to win a line item. Here are the six brokerage shapes where Chime consistently outperforms us in head-to-head trials.

Solo agent, no team

One agent, one listing book, no operational complexity.

For a solo agent running a traditional listing-and-buyer motion with no team, no transaction coordinator, no vendor network to track, and no project tooling needs, Chime is faster to stand up and easier to live inside day to day. The breadth of Strkr becomes an advantage only when you need the other modules, and at this size you may not. Save the switch for when the team grows and the operational complexity shows up.

IDX website is the ask

You need a listing site in the next two weeks.

If the single feature standing between you and a listing presentation is a branded IDX website with MLS search, Chime wins the trade. Strkr does not ship an IDX website today, and while we integrate cleanly with third-party IDX providers through the API, the time-to-first-site on Chime is a few days faster for an agent who does not already have a web developer. Buy the website, revisit the CRM evaluation when the site is live.

Zero tech comfort

Nobody on the team configures software, ever.

If there is no admin function, no sales-ops person, no operations lead, and no interest in anyone owning CRM configuration for the foreseeable future, the broader Strkr surface area becomes a liability rather than an asset. Chime is intentionally scoped around pre-built templates for the real estate motion, and a broker who wants to configure nothing can get a lot of mileage out of the defaults. Strkr rewards investment, and if that investment is not going to happen, Chime is the pragmatic buy.

Managed lead gen is the point

You want one vendor running ads and the CRM.

Some brokerages explicitly want one vendor running Google and Facebook ad campaigns, routing the resulting leads into the CRM, and taking the full accountability for lead cost per acquisition in one contract. The Lofty managed lead gen offering serves that specific brief. Strkr does not run paid acquisition on your behalf, so if the one-vendor accountability is a hard requirement, Chime is the right structure.

MLS as a core object

Your workflow is listing-centric, not relationship-centric.

If your workflow runs through MLS listings as the central object (listing agents at a volume brokerage, auction specialists, REO portfolios), Chime's native MLS feed and listing-first data model are a better fit today than Strkr's contact-and-deal-centric model with listings as a custom object. We can model it, but Chime models it out of the box, and for a listing-heavy motion the daily workflow savings matter.

Content library dependency

You lean heavily on pre-written real estate drip templates.

Chime ships years of pre-written real-estate drip campaign content for buyer nurture, seller nurture, past client re-engagement, market update broadcasts, and sphere outreach. For a brokerage that has not written their own nurture copy and does not want to, that library is a real shortcut. Strkr has a growing template library but is not real-estate-content-first, and if you want to activate drips in the first week without writing a word, Chime is faster off the line.

What switching actually looks like

The six-step migration path from Chime to Strkr.

Switching CRMs is the kind of project that can either take a weekend or six months, and the difference is almost entirely about preparation. Here is the exact path most Strkr brokerages follow when they move off Chime, in the order they tend to run it. None of these steps requires a certified admin, and most teams complete the migration in two to four weeks of elapsed time. The pattern below has been battle-tested across brokerages ranging from a four-agent indie shop to a seventy-five-agent regional team, and it holds up across both ends of that range because the operational shape of a Chime workspace is consistent enough to templatize. The one wrinkle unique to real estate is the MLS and portal lead feeds, which get their own step and should be scheduled early so inbound leads never stop flowing during the transition.

Step one

Export Chime data to CSV, map it to Strkr objects.

Chime exports leads, contacts, transactions, activities, notes, and custom fields to CSV via its native export flow. Strkr Imports provides a CSV wizard that maps columns to standard or custom fields, handles duplicates with a merge policy, and runs a dry-run import so you see every row that would create or update before anything writes. For brokerages with more than fifty thousand records, we run the import in chunks and keep both systems live in parallel for a week to validate agent-level data integrity before the cutover.

Step two

Rebuild your Smart Plans inside Strkr Flows.

Smart Plans do not export cleanly between CRMs because the trigger logic and timing rules differ between products. Rebuild them in Strkr Flows using the visual builder, which supports stage-change triggers, SLA timers, template actions, agent assignment, and SMS plus email plus task fan-out with pause-on-reply, business-hours gating, and reply classification. Most brokerages rebuild their core three to five playbooks (new-lead first-touch, under-contract milestones, closing week, post-close follow-up, past-client nurture) in a few hours and refine the rest as they run against live traffic.

Step three

Rewire your Zillow, Realtor.com, and Facebook lead feeds.

Lead portal feeds are the single feature that must not break during a brokerage migration. Strkr accepts Zillow, Realtor.com, and Facebook Lead Ads through native integrations with source attribution and automatic routing, and the webhook endpoint accepts any portal that posts JSON. We recommend wiring the feeds up to Strkr a week before the Chime cutover and running them in parallel so you can verify every lead lands correctly before you turn off the Chime side.

Step four

Provision SMS numbers and run the A2P 10DLC registration.

Strkr Messaging walks you through brand and campaign registration for A2P 10DLC, which is required for most outbound SMS in the US. Carrier approval typically takes three to ten business days for the real estate use case, so start this early. Numbers can be ported from your existing Chime provider if you want to keep the number your past clients already have saved. Opt-in capture and STOP handling are configured once per tenant and apply across every flow, so the compliance work you do once protects every drip and every agent.

Step five

Set up the transaction pipeline and the GCI commit cadence.

Forecasting is where Strkr pulls ahead for brokerage leaders. Configure the transaction pipeline as a custom object with your stages, set split percentages at the agent and team level, enable submit-and-lock on the weekly cadence, and run your next GCI commit call out of the Forecasting view. Team leaders see agent-level numbers rolled up with override capability, and historical accuracy starts tracking from the first submitted forecast. Within a quarter you have a defensible forecast that holds up in a partner meeting.

Step six

Turn on the modules you were paying extra for before.

This is the step buyers tell us feels like the real win. Turn on Marketing and consolidate your drip campaigns off the second nurture tool. Turn on Projects and cancel Asana or Trello for your listing prep and closing coordinator playbooks. Turn on Docs and consolidate your brokerage policy library and agent handbook off Notion or Google Docs. Turn on Messaging and port your SMS number if you want continuity. Turn on Products for native listing packet generation and transaction document templates. Each cancellation closes the per-seat gap, and most brokerages come out net cheaper than they were on Chime plus two or three satellite tools.

Head-to-head

Strkr vs Chime, feature by feature.

A side-by-side look at the eleven features that drive the most Chime-versus-Strkr evaluations we see from brokerages. Every row reflects the state of both products as of this quarter. If a row changes materially on either side, we update the page.

Feature Strkr Chime CRM
Pricing basis Flat per-seat line published on the pricing page. Month-to-month or annual at customer choice. No lead-gen upsell, no AI tier gate, no bundled website line. Per-user starting price with mandatory annual contract, IDX website line, lead-generation add-on, AI tier upsell, and SMS carrier passthrough stacked on top.

Start a free Strkr trial, import a snapshot of your Chime data, and run both tools in parallel for two weeks. If Strkr is not the better buy for your brokerage by the end of the trial, keep running Chime. Most teams decide inside the first week once the broader platform clicks and the split math and project tooling start carrying their weight.

Common questions

Switching from Chime CRM: what buyers ask.

Is Chime the same as Lofty now?

Yes. Chime CRM was rebranded to Lofty in late 2023, and the product is marketed primarily under the Lofty name today. Brokers who signed up before the rebrand still search for "Chime CRM" out of habit, and the underlying platform is the same product with incremental updates. If you are shopping an alternative, the comparison applies whether the vendor is named Chime or Lofty on the invoice.

Is Strkr cheaper than Chime CRM (Lofty)?

That depends on which Chime bundle you are comparing against and what add-ons are on your current contract. At the base Chime tier with no add-ons, the sticker prices are in the same neighborhood. By the time you add the Lofty AI tier, the lead-generation managed service, the SMS passthrough, and the mandatory annual commitment, Strkr tends to come in meaningfully lower on total spend because the modules you are paying extra for on Chime are included in the per-seat subscription. Run the all-in math, not the sticker comparison, before deciding.

Does Strkr have an IDX website like Chime?

Not natively today. Strkr integrates cleanly with third-party IDX providers like iHomefinder, Showcase IDX, Placester, and Real Geeks through our public API and webhook endpoints, so leads from any of them land in the CRM with source attribution and automatic routing. If a native IDX website is a hard requirement that must ship from a single vendor, Chime wins the trade on that specific feature. Most brokerages we talk to already have an IDX site they are happy with and value the CRM independence; a smaller number want everything from one vendor and should weigh that preference against the pricing and data model trade-offs covered elsewhere on this page.

How hard is it to migrate from Chime to Strkr?

Most brokerages complete the migration in two to four weeks of elapsed time with a few hours of effort per week. The steps: export Chime data to CSV, map it through the Strkr Imports wizard, rebuild your top three to five Smart Plans in Strkr Flows, rewire your Zillow and Realtor.com lead feeds, provision SMS numbers and run A2P 10DLC registration, and configure the transaction pipeline and forecasting. No certified admin is required. The Strkr customer success team runs a migration review call for brokerages of twenty-five plus agents at no charge.

Can Strkr handle commission split math across agents, teams, and referrals?

Yes. Strkr stores split percentages at the agent, team, and deal level, with override logic for team leaders, cap tracking against annual plans, and referral fee deductions handled as line items on the transaction record. GCI, net commission, brokerage retention, and referral payouts all compute automatically on the deal and roll up into agent-level and team-level reports. Chime tracks commission as a field on the transaction, and the full split math typically lives in a spreadsheet or a bolt-on tool. If split math is a daily workflow for your brokerage, Strkr handles it as a first-class concern.

What about SMS compliance (A2P 10DLC, consent capture, STOP handling)?

Strkr Messaging handles A2P 10DLC brand and campaign registration with carrier approval tracking inside the admin surface. Consent capture ships as a first-class field on contacts and leads with an audit trail of when and how consent was obtained. STOP, HELP, and START handling is automatic and tenant-wide, with per-contact Do Not Contact flags that gate every outbound send across the entire platform. Real estate is a regulated industry under TCPA and state Do Not Call rules, and the compliance posture of Strkr is a meaningful upgrade over the roll-your-own compliance posture of a Chime plus carrier passthrough setup.

If Chime is better for a solo agent, when should I actually pick Strkr?

The clean decision rule we use: pick Chime if your motion is a solo agent or a sub-five-agent team running a traditional listing-and-buyer workflow where IDX website speed-to-launch is a top-three priority, you lean heavily on pre-written real estate drip templates, and you want one vendor running managed lead generation. Pick Strkr if any of those lines does not match, or if you need to model split math, run transaction coordinator playbooks as projects, maintain a vendor and referral network as structured data, run a real GCI commit meeting, or treat SMS compliance as a first-class concern. The moment the brokerage grows past five agents and the operational motion diversifies, Strkr is cheaper and operationally simpler than Chime plus the satellite tools wired around it.
