Built for Buildertrend builders

The sales CRM that pairs with Buildertrend so your pre-sales motion stops living in a spreadsheet.

Buildertrend is strong at construction project management. Its CRM add-on is thin, and most builders quietly keep running sales in a spreadsheet alongside it. Strkr handles pre-sales, buyer selections, and contract-to-build handoff, then feeds Buildertrend the clean record for the construction phase.

What this audience is actually dealing with

The pains that bring buyers here.

Buildertrend is the dominant construction PM platform among regional and custom builders, and its project depth is real. Its sales side is a different story. Builders we talk to who run Buildertrend describe the CRM add-on as "good enough to log a lead and forget about it," which is a polite way of saying the pre-sales motion still lives in Google Sheets. The handoff from a signed contract to a Buildertrend job is manual and lossy. The selection catalog in Buildertrend covers construction-phase options but the pre-contract buyer catalog gets rebuilt. And the forecasting that a sales manager actually needs (weighted pipeline, close probability, pacing to monthly starts) does not exist. Strkr is not trying to replace Buildertrend. Strkr is trying to run the sales motion that Buildertrend was never built to run, and hand off cleanly when the deal becomes a job.

The sales add-on gap

Buildertrend CRM logs leads and stops.

Buildertrend's CRM add-on captures a lead and lets you move it through two or three stages. It does not model lot inventory as a first-class object, it does not handle the design-center selection pipeline before contract, and it does not do weighted forecasting. The sales manager builds the real pipeline in Google Sheets and uses Buildertrend as a lead archive. Strkr runs the actual sales motion with the fields a sales manager needs.

Lot inventory in spreadsheets

The lot sheet is not in Buildertrend.

Buildertrend tracks lots that are already in production. The lot sheet of available-to-sell inventory with elevation restrictions, HOA phase, utility access, and option availability is almost always maintained in a parallel spreadsheet. When a sales agent asks "what is still available in phase 4," they walk to the office manager. Strkr makes lot inventory a Lot object with live status, premiums, and option fit for the plan the buyer picked.

Pre-contract selections

Buyer picks before contract are not tracked.

Many builders do a soft selections pass before the construction contract (floor plan, exterior elevation, structural options). Buildertrend's selection catalog activates at the Job level, after contract. Strkr tracks pre-contract selections against the opportunity so the design center is ready when the contract signs, and the data flows through to Buildertrend when the job gets created.

Handoff is manual

Signed contract to Buildertrend job needs re-keying.

When a buyer signs, someone has to create the Buildertrend job, copy the plan, copy the lot info, copy the structural selections, copy the contract total. If the builder is pushing 90 to 140 units a year, this is 10 to 20 minutes per contract across hundreds of records a year. Strkr's Buildertrend integration pushes the signed opportunity to Buildertrend as a job with all the pre-sales data already attached.

Sales forecasting absent

The sales manager has no weighted pipeline.

A builder with 15 salespeople needs a weighted pipeline, close probability per deal, pacing against monthly starts, and a view of which lots are expected to flip to contract this quarter. Buildertrend does not surface this. The sales manager builds the forecast in a spreadsheet, updates manually on Friday, and nobody trusts it. Strkr ships weighted forecasting, pacing dashboards, and Strkr AI-drafted forecast narratives inside the CRM.

Realtor and marketing attribution

Where did the lead actually come from.

A buyer walks in off a Zillow listing, a Facebook ad, a BDX feed, a realtor referral, or a model-home drive-by. The lead source matters because the realtor co-op commission math depends on it, and the marketing budget allocation for next quarter depends on it. Buildertrend has lead source as a field; it does not integrate with the ad platforms or the referral tracking. Strkr pulls UTM data, Facebook lead-ad data, and realtor-referral tracking into a single attribution view.

The Strkr-plus-Buildertrend stack

Sales lives in Strkr, construction lives in Buildertrend, data flows both ways.

The pairing model is simple: Strkr owns everything before contract and the sales-side slice after contract. Buildertrend owns the construction project (schedule, trade dispatch, daily logs, warranty tracking that happens on the construction side). The integration keeps the opportunity-to-job link live so neither system drifts.

Lead capture + routing

Model home, website, Facebook, Zillow leads in one inbox.

Strkr pulls leads from the model home sign-in tablet, the website form, the Facebook lead-ad webhook, the Zillow and BDX feeds. Each lead lands with source attribution, community interest, floor-plan interest, and timeline. Routing drops the lead onto the right agent based on community, availability, and current pipeline load. The lead gets into pursuit inside 5 minutes instead of 24 hours.

Lot inventory as a Lot object

The lot sheet is a live record, not a spreadsheet.

Strkr models each lot as a Lot record with status (available, reserved, under contract, sold, closed), pricing, elevation restrictions, HOA phase, utility milestone dates, and option availability. A sales agent filters live inventory for lots that fit the buyer's plan and premium budget. The lot sheet is the record, and the office manager stops being the human lookup table.

Weighted pipeline forecast

Monthly starts pacing with probability per deal.

Each opportunity carries a close probability derived from stage, buyer financing readiness, lot reservation status, and historical conversion by source. The forecast dashboard rolls up to monthly starts targets, flags under-pacing by community, and lets the sales manager see which deals are the swing votes for hitting the number. Strkr AI drafts the Friday forecast narrative with the pacing math pre-computed.

Reservation to signed contract

Earnest money, e-signature, lot flip in one path.

A buyer reserves with earnest money (collected through the integrated payment surface), signs the reservation agreement in-app, and the Lot flips to Reserved. If the reservation window expires without contract, the Lot auto-releases and the next-in-line prospect gets notified. The construction contract follows the same e-signature path. The Lot flips to Under Contract.

Buildertrend job creation

Signed contract pushes to Buildertrend automatically.

When the opportunity hits Signed, Strkr calls the Buildertrend API to create the job with the lot info, plan selection, structural options, contract total, buyer contacts, and lender info. The field superintendent sees the job in Buildertrend without a re-keying step. The opportunity in Strkr holds the Buildertrend job ID for the ongoing bidirectional sync.

Design center scheduling

Interior selections booked before Buildertrend job starts.

Right after contract, Strkr schedules the design-center appointments (structural, interior, exterior) with the specialist. Cutoff dates enforce automatically. The selection results push to Buildertrend as the official selection record when complete. The design center does not have to maintain parallel systems; Strkr is the pre-cutoff system of record and Buildertrend becomes the post-cutoff execution system.

Change order routing

Scope changes gate on buyer signature before field action.

A buyer requests a kitchen island upgrade. Strkr generates the change order with scope description, trade cost impact, schedule impact, and buyer-signature requirement. The e-sign comes back, Strkr pushes the change to Buildertrend so the superintendent and the trades see it. The change order with running total shows on the buyer portal. No surprise invoices at closing.

Milestone sync from Buildertrend

Construction phase progress flows back to the opportunity.

As the superintendent updates milestones in Buildertrend (foundation, framing, dry-in, trim, final inspection), the sync pushes status back to the Strkr opportunity. The sales agent sees build progress on the deal record without opening Buildertrend. The buyer portal reflects the same status. The handoff is clean in both directions.

Warranty handoff

Closed opportunity promotes to warranty record.

At closing, the opportunity promotes to a warranty record with buyer portal access, SLA clocks per issue, trade partner routing, and the full build history (who installed what) one click away. Buildertrend's warranty module continues to handle the construction-side warranty workflow for structural issues; Strkr handles the buyer-facing warranty experience and the sales-touching aspects.

Where Strkr beats the Buildertrend CRM add-on

The features that force the spreadsheet.

The reason builders running Buildertrend end up with a parallel sales spreadsheet is a list of gaps. Below is each gap with how Strkr closes it, so a builder evaluating the pairing knows exactly what the second system earns its line on the invoice for.

Weighted probability

Pipeline forecasting with per-deal probability.

Buildertrend CRM shows deals in stages. It does not compute weighted pipeline value, pacing against monthly starts targets, or confidence intervals on close date. Strkr derives probability from stage plus financing readiness plus lot reservation status plus historical conversion by source. The sales manager stops guessing and the owner stops asking "where are we on the number" every Friday.

Lot inventory object

Available-to-sell lot management with elevation and HOA rules.

Buildertrend knows about lots once they are in production. It does not model the available-to-sell inventory with elevation restrictions, HOA phase, utility milestone dates, and option fit for the buyer's plan. Strkr ships Lot as a first-class object. The sales agent filters live inventory in the moment the buyer asks, instead of walking down the hall.

Buyer portal

A portal buyers actually open twice a week.

Buildertrend's customer portal is construction-oriented and most buyers find it dense. The Strkr buyer portal is sales-and-selections oriented: milestone progress at a glance, selection summary with running total, upcoming cutoffs, change-order history, walkthrough schedule. Buyer satisfaction NPS at closing moves 20 to 30 points because the buyer feels in the loop.

Attribution + marketing integration

Which source actually drove this contract.

Strkr pulls UTM parameters off the website form, Facebook lead-ad data via webhook, Zillow and BDX feed metadata, realtor-referral data, model-home sign-in. The attribution report shows contract-level ROI by source so the marketing budget allocation for next quarter rests on data, not vibes. Buildertrend has lead source as a field; it does not do multi-source attribution.

Strkr AI drafts

The AI handles the drafting work the sales manager used to do.

Strkr AI drafts the Monday pipeline summary for the sales manager, the Friday forecast narrative for the owner, the status-update note for every buyer each week, and the realtor-partner weekly report. Buildertrend has no equivalent. The sales manager gets 5 to 7 hours a week back. The AI runs on the flat per-seat tier with no credit meter.

Field-worker seat cost

Superintendents and trade partners at a reduced seat.

If you add superintendents to Buildertrend they consume full Buildertrend licenses. Strkr lets superintendents and trade partners work on a reduced field-worker seat for the pre-contract and selection-phase updates they touch in Strkr, with Buildertrend handling their primary post-contract workflow. The pairing is cheaper than two full Buildertrend licenses for the hybrid-role users.

What the pairing does not do

the limits.

The Strkr-plus-Buildertrend story has honest edges. Below is what the pairing does not replace, so a builder evaluating the move knows exactly where the current Buildertrend investment stays protected.

Not construction PM

Buildertrend still owns the schedule.

Critical-path scheduling, trade dispatch, daily logs, time-stamped progress photos across 40 active builds, the gantt view the project manager lives in. All of this stays in Buildertrend. Strkr tracks milestones at the opportunity level and reads the construction-phase status from the Buildertrend sync. We are not trying to be the project management system.

Not Buildertrend financial reports

Job costing and WIP schedule stay in Buildertrend.

Job costing by trade, WIP schedule, budget-to-actual by division, and the financial reports a builder's controller lives in all stay in Buildertrend's financial module (or in QuickBooks for builders who use the QuickBooks integration). Strkr feeds the opportunity-level pricing and change-order data; it does not replace the controller's views.

No duplicate selection catalog

The construction-phase catalog stays in Buildertrend.

Buildertrend's selection catalog with trade-partner pricing, lead times, and sign-off workflows is the system of record for the construction-phase execution. Strkr tracks pre-contract and design-center selections, pushes them to Buildertrend when the job gets created, and consumes catalog updates from Buildertrend. We do not maintain a parallel full catalog.

Integration via API

REST sync, not a native app in the Buildertrend marketplace yet.

The Strkr-to-Buildertrend sync runs via Buildertrend's API with OAuth, scheduled polling for status updates, and webhook delivery where Buildertrend supports it. A native Buildertrend marketplace app is on the roadmap but not shipped. For a builder with a strong admin, the API integration is a one-time setup; for a builder without, the Strkr onboarding team configures the sync as part of the deployment.

No MLS listing feed

Builders feed Zillow and NewHomeSource through their current syndication.

Builder listings syndicate through BDX, NewHomeSource, Zillow, Redfin via your current syndication arrangement. Strkr captures the inbound leads from these sources via webhook or by polling the lead feed where webhook is not available. We are not the MLS listing feed.

Strkr AI stays grounded

The AI will not draft contracts from scratch.

Strkr AI drafts status notes, pipeline summaries, buyer communications, and forecast narratives. It does not draft construction contracts, reservation agreements, or legal documents from scratch. The e-sign flow uses the builder's approved templates. The AI will summarize or extract key terms from a contract; it will not generate the contract itself. Legal review stays legal review.

Head-to-head

Strkr paired with Buildertrend vs Buildertrend CRM add-on alone.

The real evaluation is not Strkr versus Buildertrend. It is Strkr-plus-Buildertrend versus Buildertrend's CRM add-on alone, with a parallel sales spreadsheet. Here is the practical head-to-head.

Feature Strkr Buildertrend CRM add-on + spreadsheet
Weighted pipeline forecast Built-in with probability per deal and monthly-starts pacing Stage view only; manual spreadsheet forecast
Lot inventory object First-class Lot record with elevation, HOA, utility milestones Lots exist on jobs; no available-to-sell management
Pre-contract selections Tracked on opportunity before Buildertrend job creation Selections activate at job (post-contract) only
Opportunity-to-job handoff API push creates Buildertrend job with pre-sales data attached Manual re-key of lot, plan, options, contract total
Marketing attribution UTM, Facebook lead ad, Zillow, BDX, realtor referral consolidated Single lead source field, no multi-source attribution
Buyer portal Sales-oriented portal with selections and change-order running total Construction-oriented customer portal
Change order e-sign gate Buyer e-sign required before field action Change order workflow in Buildertrend, no sales-side gate
AI drafting Strkr AI drafts pipeline, forecast, buyer updates on flat tier No equivalent in Buildertrend
Field-worker seat pricing Reduced seat for hybrid-role users in Strkr Full Buildertrend license required for any access
All-in cost for 15-sales + 6-supers team Strkr seats plus existing Buildertrend; net addition modest Buildertrend seats plus spreadsheet labor cost
How teams use Strkr

How Buildertrend builders run the pairing today.

The builders that pair Strkr with Buildertrend keep what Buildertrend does well and stop forcing it to do the sales job it was never built for. The playbooks below are motions running on paired customer accounts.

Colorado builder, 80 units a year on Buildertrend

Sales spreadsheet retired in 30 days.

A Colorado builder running 80 units a year had been on Buildertrend for 4 years with a parallel Google Sheet for the sales pipeline. The sales manager spent Friday afternoon reconciling the two. Strkr deployed as the sales system of record in 30 days with the Buildertrend sync live by day 20. The Google Sheet retired. The sales manager's Friday afternoon reconciliation (3 to 4 hours) came back as coaching time, and the forecast accuracy against monthly starts targets improved from +/-18 percent to +/-7 percent in the first quarter.

Georgia production builder, 140 units a year

Signed contract to Buildertrend job in 10 minutes.

A Georgia production builder with 140 units a year had a dedicated admin re-keying signed contracts into Buildertrend. The admin role was spending roughly 50 percent of their time on data entry. The Strkr-to-Buildertrend API push creates the job automatically on contract signature. The admin role repositioned to buyer-care and selections scheduling, which was a growth-blocking gap. The data-entry error rate on job creation dropped from roughly 4 percent (one in 25 jobs had a lot mismatch or plan error at creation) to near zero.

Carolinas custom builder, 25 custom homes a year

Design center cutoffs enforced before Buildertrend sees the job.

A Carolinas custom builder had chronic design-cutoff misses that cascaded into construction delays. Strkr tracks pre-contract and design-center selections with automatic cutoff enforcement, so the Buildertrend job gets created with clean selection data instead of a half-completed selection sheet. Cutoff miss rate dropped from 22 percent to under 5 percent in the first six months, and the average build cycle time compressed by roughly 11 days per unit.

Texas semi-custom builder, 55 units a year

Realtor co-op payout runs off Strkr with Buildertrend as closing source.

A Texas semi-custom builder had the owner tracking realtor co-op in a leather notebook. Strkr models the realtor referral relationship on the opportunity and applies per-community commission math. Buildertrend's closing data syncs back as the final closing-date trigger. The quarterly payout run that used to take two Saturdays now runs in 20 minutes, and two realtor relationships that were quietly leaking commissions got cleaned up in the first reconciliation.

Florida 55-plus builder, 90 units a year

Buyer portal eliminates duplicate questions across Buildertrend portal.

A Florida 55-plus builder had buyers calling the sales office with questions the Buildertrend customer portal technically answered, but which the buyers found hard to navigate. The Strkr buyer portal surfaces milestones, selections summary, change-order running total, and upcoming cutoffs in a sales-and-selections oriented view. Call volume to the sales office dropped by roughly 70 percent in 60 days, and buyer NPS at closing moved from the mid-40s to the high-60s over the first year.

Common questions

What buyers in this bucket ask most.

Do we have to keep paying for the Buildertrend CRM add-on if we add Strkr?

No. Most paired customers drop the Buildertrend CRM add-on and keep the core Buildertrend subscription for project management, selections (construction-phase), warranty, and financial modules. The savings on the CRM add-on partially offset the Strkr seats. The economics depend on your current Buildertrend subscription tier and seat count; our onboarding team runs the math as part of the fit call.

How does the Strkr-to-Buildertrend sync actually work?

The sync uses Buildertrend's REST API with OAuth authentication. On the Strkr side, we push a signed opportunity as a Buildertrend job with lot, plan, options, contract total, buyer contacts, and lender info pre-populated. We poll Buildertrend for job-level status updates (milestone completions, selection sign-offs, warranty tickets) every 10 minutes and reflect them on the Strkr opportunity. For bidirectional change orders, Strkr pushes to Buildertrend when a buyer-signed change order lands, and reads back the construction-side execution status. The sync configuration is a one-time setup during onboarding and does not require ongoing admin maintenance.

What about builders using CoConstruct instead of Buildertrend?

The same pairing model works. CoConstruct is now owned by Buildertrend and the roadmap is consolidating, but builders still on standalone CoConstruct can run Strkr-plus-CoConstruct with the same sync architecture, using CoConstruct's API for the handoff. The onboarding team configures either path as part of the deployment. For builders considering a move off CoConstruct to Buildertrend proper, Strkr is a stable sales layer that works with both and reduces the risk of the construction-PM migration.

Will the pairing confuse our superintendents?

In the mature deployments, superintendents still live in Buildertrend as their primary workflow. They see Strkr opportunity data as reference when they want the sales-side context (which lender, which buyer, which realtor), but they do not have to update two systems. The construction milestones they already update in Buildertrend sync back to Strkr automatically. Trade partners stay in Buildertrend for the trade workflow and are not asked to log into Strkr. The practical answer is that superintendents and trade partners feel zero change; the sales manager and the design center feel most of the lift.

What if Buildertrend changes their API or launches their own forecasting?

The Strkr-Buildertrend sync is maintained by the Strkr integrations team as part of the subscription. API changes are our responsibility to track and update. If Buildertrend launches a competitive forecasting module in the future, builders can re-evaluate; Strkr's commitment is that the pairing stays technically clean and competitive on sales-side features so the choice stays yours. We also offer a 12-month price lock on the Strkr side so the budgeting conversation does not get surprised by renewal math.

Does Strkr work for custom builders doing one-off homes vs production builders doing phases?

Yes to both. Custom builders doing 15 to 40 one-off homes a year use Strkr for the long buyer-engagement cycle (6 to 12 months of pre-contract design exploration) that production builders do not run. Production builders doing 100-plus units a year on repeating floor plans use Strkr for the throughput side: fast lead-to-contract on model-home walk-ins, lot inventory management across active phases, and the pacing-to-monthly-starts forecast. The Lot and Floor Plan objects, the selection cutoff logic, and the realtor co-op math work for both. HIPAA compliant with BAA available if the buyer qualification includes medical criteria, which some senior-living and ADA-build communities require.
