Built for investors, not agents

An investor CRM that models the three deals investors actually do.

REI BlackBook, Podio, InvestorFuse, and Carrot are the four tools most investors cycle through. Each is strong at one slice (lead capture, workflow, website, cash-buyer list) and weak at the other three. Strkr runs the full investor stack on one record: motivated seller to contract, cash buyer list to disposition, portfolio to tenant.

What this audience is actually dealing with

The pains that bring buyers here.

Investors evaluate CRMs on a different checklist than agents. An agent needs beautiful IDX, drip to warm buyer leads, and a listing tracker. An investor needs skip-trace integration, a cash-buyer list segmented by criteria, a rehab-cost calculator on each lead, and a disposition workflow that pushes JV offers to the top 20 buyers. The repurposed-agent-CRM trap is real: a wholesaler buying Follow Up Boss ends up fighting the tool for 12 months before giving up. Below are the five gaps that show up on every investor demo we take, with the vendor they typically map to.

Repurposed agent CRMs break on investor fields

The data model fights the deal.

A motivated-seller lead has fields the agent CRM does not: ARV, repair estimate, max allowable offer, mortgage balance, equity position, motivation reason, time pressure, access instructions. Follow Up Boss and kvCORE do not ship these as first-class fields. The workaround is custom fields in free text, which breaks search, segmentation, and automation. Strkr ships the investor data model natively with calculator fields that cascade (change ARV, MAO updates automatically) so the pipeline works the way an investor actually underwrites.

Podio costs more than it saves

The InvestorFuse-on-Podio stack is a config job that never ends.

Podio with InvestorFuse is the most common investor stack from 2015 to 2020. The product works but the configuration is a part-time job: workspaces, apps, workflows, GlobiFlow for automations, Grow for reporting. Investors we talk to spend five to twelve hours a month maintaining the Podio stack and still cannot get a clean report on cost-per-contract by source. Strkr ships the investor workflows pre-configured and the admin spend drops to under an hour a month.

Carrot and the IDX-site handoff

Your website collects leads and dumps them into a worse CRM.

Carrot is the dominant investor website platform (SEO-optimized motivated-seller sites, done well). The lead-capture is clean. The handoff to the CRM is where it falls apart: either Zapier shuttle to Podio, which breaks on field mapping, or the Carrot built-in CRM, which is minimum-viable. Strkr accepts the Carrot webhook natively with field mapping on the admin side, so a seller lead from your SEO site lands in Strkr with every field (motivation, timeline, condition, asking price) populated.

Skip trace lives in a separate tool

BatchSkipTracing credits burn and the data never syncs back.

Most wholesalers run BatchSkipTracing, PropStream, or REsimpli skip-trace separately from the CRM. The investor buys 500 skip-trace credits, runs the list, exports CSV, imports to the CRM, dedupes, and the enriched data drifts the moment a phone number changes. Strkr integrates skip-trace natively via BatchSkipTracing and PropStream API with per-contact enrichment on write, so every seller lead lands with phones and addresses populated and the credit usage shows on the admin dashboard.

Cash buyer list segmentation is weak

Your 2,000 buyers all get the same disposition email.

A healthy wholesaler has 1,500 to 3,000 cash buyers segmented by neighborhood, price band, property type, strategy (flip vs rental), and recency. REI BlackBook does buyer-list segmentation reasonably well. Podio does not. Follow Up Boss definitely does not. Strkr runs the cash-buyer list as a first-class segment with multi-criteria filtering and a disposition workflow that sends property-specific JV offers to only the buyers whose criteria match, instead of blasting the full list and burning deliverability.

The one-tool-to-rule-them-all myth

REsimpli promised everything and still needs three other tools.

REsimpli is the newest player and markets as the all-in-one. The reality: strong at seller workflow, average at cash-buyer disposition, weak at portfolio management, and does not replace Carrot for the SEO motion. Strkr's posture is honest about the integration surface: SEO lives on Carrot, dialer lives on CallTools or Mojo, driving-for-dollars lives on DealMachine, and all of them pipe into one Strkr record so the investor is not shuttling data across three CRMs.

What Strkr does for the wholesale motion

Lead to contract, built like the actual workflow.

Wholesaling is a specific motion: motivated-seller lead in, qualification call, offer, contract, assign to a cash buyer, closing. The CRM has to carry the deal through all seven stages with the fields and automations that match the motion, not a repurposed real estate agent pipeline. The cards below are what ships in Strkr for the wholesale workflow out of the box.

Motivated-seller fields

ARV, MAO, repair estimate, mortgage balance, equity, motivation.

The investor data model is native: After-Repair Value, Max Allowable Offer (configurable formula, typically 70 percent of ARV minus repairs), repair estimate, mortgage balance, equity position, motivation reason (financial distress, inherited, tired landlord, relocation, divorce, estate), time pressure (needs to close in 14 days, 30 days, 60 days), condition rating, access instructions. Change ARV and MAO recalculates. Change mortgage balance and equity updates. The pipeline reads like underwriting instead of generic sales stages.

Call-logging with recording

Every seller call recorded, transcribed, tagged.

Strkr integrates with CallTools, Mojo, PhoneBurner, and REI Reply for outbound dialing with call recording. The recording lands on the contact record, Strkr AI transcribes, extracts motivation signals, pulls out condition notes mentioned by the seller, and tags the record. The next person who touches the lead (whether another acquisition rep or the dispositions manager) reads the summary in 30 seconds instead of relistening to a 22-minute call.

Direct-mail and SMS campaigns

Yellow-letter and ringless-voicemail campaigns tracked by batch.

Direct mail is still roughly 40 percent of the lead flow at most wholesalers. Strkr runs mail-campaign tracking with per-batch response rate, cost per response, cost per contract, and ROI, integrated with YellowLetterHQ, Open Letter Marketing, and the common mail vendors. Ringless voicemail and SMS blast campaigns integrate the same way. The acquisition manager sees which list source and which message variant is actually earning the budget line.

Contract-to-close workflow

The checklist that keeps you from losing earnest money.

When a contract gets signed, Strkr fires the contract-to-close checklist: title opened, EMD deposited, inspection scheduled, inspection period deadline, due-diligence period deadline, assignment to buyer, buyer EMD received, closing scheduled. Each item carries an owner (acquisitions, dispositions, title, buyer) and a deadline. The checklist exists because the one-off "forgot to open title" mistake costs real money and the manual tracking in a Google Sheet breaks on volume.

Cash-buyer segmentation

A buyer list that behaves like a mailing list.

Cash buyers get segmented by neighborhood (ZIP, suburb, city, submarket), price range, property type (single-family, duplex, mobile, land), strategy (flip, buy-and-hold rental, BRRRR, Section 8), rehab tolerance (light, medium, heavy), and recency of last deal. A new contract gets dispositioned to the matching segment only, not the full list. Deliverability on the buyer list stays healthy because buyers stop getting properties outside their criteria and the unsubscribe rate drops.

JV offer workflow

The disposition manager runs the auction on one screen.

A contract goes to disposition. The dispositions manager picks the matched buyer segment, drafts the property-specific JV offer with photos and ARV comps, sends via Strkr Messaging, logs each buyer response, and manages the "best and highest" conversation inside the deal record. The buyer who wins gets the assignment contract routed. The others get a notification that the deal moved. The full disposition cycle runs on one screen instead of in email threads and spreadsheets.

Deal calculator with ARV comps

ARV estimation inside the record, from PropStream data.

The deal calculator pulls comparable sold properties within a half-mile radius from PropStream or PropertyRadar integration, applies configurable adjustments for square footage and condition, and produces an ARV estimate on the record. The acquisitions rep can override, but the first-pass number lives in the CRM instead of a separate spreadsheet. The MAO follows automatically.

Driving-for-dollars sync

DealMachine properties land in your pipeline with photos.

DealMachine is the dominant driving-for-dollars app. The investor drives a neighborhood, snaps photos of distressed properties, and the app enriches with owner data and skip-trace. The DealMachine webhook pipes into Strkr with the property photos, address, and owner info populated. The acquisitions rep opens the record with the drive context attached instead of a bare address.

Pipeline-level reporting

Cost per contract by list, source, and campaign.

The investor reporting question is "which list source got me the five contracts last month and what did each cost." Strkr tracks cost per lead and cost per contract by list source (direct mail by vendor, PPC, SEO from Carrot, cold calling, driving for dollars, SMS blast, referrals), updated monthly. The investor can tell on the 1st of the month which spend to cut and which to double, instead of running the same question in a spreadsheet every quarter.

What Strkr does for flippers and buy-and-hold

Portfolio side: rehab tracking and tenant lifecycle.

The investor who flips 20 houses a year or holds 60 rentals needs tools the wholesaler does not. Rehab budget tracking by project, contractor payment schedules, tenant screening, lease tracking, maintenance tickets, and the per-property P&L. The cards below are what ships in Strkr for the hold and flip motions.

Project tracker for the flip

Each rehab runs as a project with budget and schedule.

A flip project gets created when a property closes. The project carries the rehab budget by line item (demo, framing, electrical, plumbing, HVAC, roof, kitchen, bath, flooring, paint, exterior, landscaping, holding costs), the contractor assignments, the schedule, and the daily progress log. Overages hit the forecast and show on the dashboard. The flipper running three concurrent projects can tell on Monday which project is on budget and which is bleeding.

Contractor payment schedule

Draws, mechanics liens, and lien waivers tracked.

Contractor payments run on a draw schedule (deposit, framing complete, rough-in complete, final). Each draw triggers a lien waiver that has to be signed before payment. Strkr tracks the draw schedule on the project record with status, due date, lien-waiver status, and payment confirmation. The flipper who has been burned by a mechanics lien on a resale understands the value immediately.

Tenant screening and lease tracking

Rental applications, screening, and lease renewal.

Rental applications land on the property record from Zillow Rental Manager, Apartments.com, or a direct form. Screening runs through Experian RentBureau or SmartMove with the credit, criminal, and eviction report attached. Lease execution tracked. Lease expiration and renewal dates set 90 and 60 and 30 days out. The landlord with 40 rentals is not managing 40 Google Calendar reminders.

Maintenance ticket workflow

Tenant-reported issues to resolution.

Tenants submit maintenance requests via tenant portal or SMS to a dedicated line. The ticket lands on the property record with photos, priority (emergency, standard, cosmetic), and auto-assigns to the preferred vendor for that trade. Status updates to the tenant. Vendor invoice uploaded and attached. The property manager running 60 rentals can clear 40 tickets a week without the "did we fix that leak" uncertainty.

Per-property P&L

Each rental is its own cost center.

Rent collected, operating expenses, repairs, property management fees, taxes, insurance, mortgage principal and interest, capital improvements all post against the property record. The monthly cash flow and the YTD return on each property live on the record. The investor running 25 doors sees which three are losing money and which five are over-earning, which is the number that drives the next buy-sell decision.

Resale underwriting

When to sell the hold.

The buy-and-hold investor eventually sells. The resale underwriting pulls current ARV estimate (from PropStream comps), current rent roll, projected 1031-exchange needs, and projected tax basis to produce a hold-vs-sell recommendation per property each quarter. The property that was a great buy at 2019 prices might be a sell today, and the number is on the record instead of in a quarterly email thread with the accountant.

Honest limits

What Strkr does not replace.

An investor stack is already five to eight tools. Being honest about where Strkr stops is what lets an investor build an actual stack. The cards below are the tools we do not try to replace and the integration posture we take for each.

Carrot and the SEO site

Keep Carrot for the motivated-seller landing pages.

Carrot is the strongest investor website platform. The SEO is tuned for motivated-seller search terms by market, the templates convert, and the back-end is fit for purpose. Strkr does not try to replicate the site builder. The Carrot webhook pipes seller leads into Strkr with all form fields intact and the attribution tagged, so SEO lead flow lands in the pipeline enriched.

PropStream and PropertyRadar

Property data and list building stays specialized.

PropStream and PropertyRadar are specialized data platforms with equity filters, foreclosure data, tax delinquency, and absentee-owner lists. Strkr does not try to replicate the list-pull interface. The investor pulls the list in PropStream, pushes to Strkr via native integration, and the leads land ready for a mail campaign or a cold-call blast with the property enrichment attached.

Dialer and SMS blast

CallTools, Mojo, PhoneBurner, Smarter Contact for the stack.

Strkr does not ship a predictive dialer or an SMS-blast engine optimized for cold outreach. The dialers (CallTools, Mojo, PhoneBurner, REI Reply) and the SMS-blast tools (Smarter Contact, Launch Control, Lead Sherpa) stay in the stack. The integration pipes the call outcomes and the SMS responses back to Strkr so the record is the source of truth even though the dialing surface lives elsewhere.

Transaction documents

DocuSign and PandaDoc still handle contracts.

Investor contracts, assignment agreements, and JV paperwork run through DocuSign or PandaDoc for the signature layer. Strkr integrates to pull signed-doc status onto the deal record, which lets the contract-to-close checklist mark the "contract signed" and "assignment signed" items complete without a manual update. The signature platform stays as the file-of-record.

Accounting and bookkeeping

QuickBooks, Stessa, REI Hub stay on the books.

Strkr tracks the per-property P&L at a management level. The actual general ledger, tax prep, and 1099 generation lives in QuickBooks, Stessa, or REI Hub. The integration syncs transactions bidirectionally so the Strkr record and the accounting ledger stay aligned. Tax time runs out of the accounting tool, not a CRM export.

Property management software

AppFolio, Buildium stay for 100-plus doors.

The investor running 100-plus doors likely runs AppFolio or Buildium for rent collection, maintenance dispatch, and tenant portals. Strkr integrates for the acquisition and disposition side (the buy-sell lifecycle) and hands the live rental to the property-management platform. The investor running under 50 doors can run tenant-side on Strkr directly without the add-on cost.

Head-to-head

Strkr vs REsimpli for a 2-3 person wholesale team.

REsimpli is the newest investor-focused all-in-one and the comparison we take most often. It is a credible product with a specific tradeoff: strong wholesale workflow, lighter on cash-buyer disposition and portfolio management, pricing scales fast past 3 users.

How teams use Strkr

How investor teams actually run Strkr.

The common pattern across investor accounts: they stop paying for Podio-plus-GlobiFlow-plus-Grow, they stop maintaining the shuttle between Carrot and whatever CRM they used, and the acquisitions-to-disposition handoff finally runs on one record. The playbooks below are motions on investor accounts today.

3-person wholesale team, Dallas-Fort Worth

14 contracts a month, dispositions on one dashboard.

A 3-person wholesale team in Dallas-Fort Worth runs direct mail, cold call, and SEO through Carrot. Monthly lead flow is roughly 650 leads, 90 qualified calls, 14 to 18 contracts. On Strkr, the acquisitions reps work the pipeline through the qualification call and offer, and the dispositions manager picks up on contract-signed. The cash-buyer list is segmented by submarket and strategy, so a Mesquite contract goes to the 180 buyers who match Mesquite, not the full 2,400. Deliverability stayed healthy and the typical contract moves in 7 to 11 days instead of the previous 14 to 20.

Flipper doing 18 projects a year, Phoenix

Rehab budgets tracked per project, overages caught in the first week.

A flipper in Phoenix running 4 to 6 concurrent rehabs at any time used to track project budgets in a Google Sheet per project with contractor payments in Venmo and a mental model of what was going where. On Strkr, each flip is a project with a line-item rehab budget, draw schedule, lien-waiver tracking, and a daily progress log. Overages hit the dashboard the first week they appear, instead of showing up at the resale when the GC presents an invoice for 11 thousand over budget. The flipper reports catching three overage situations in the first quarter that would have landed on the P&L otherwise.

Buy-and-hold, 42 doors in Memphis

Per-property P&L drove a decision to sell four underperformers.

A buy-and-hold investor with 42 doors across Memphis had an intuition that four or five properties were underperforming but no clean per-property number. On Strkr, every property carries live rent collected, operating expenses, repairs, management fees, taxes, insurance, mortgage service, and capital improvements. The quarterly review showed four properties with trailing-12 cash-on-cash under 4 percent against a portfolio average of 11.5 percent. All four got listed in Q3 and sold Q4, and the capital redeployed into two higher-yield buys. The number was on the record, not a hunch.

BRRRR investor, 11 refinances in 18 months

Refinance timing surfaced by seasoning tracker.

A BRRRR investor running the Buy-Rehab-Rent-Refinance-Repeat strategy had been missing optimal refinance timing because the seasoning requirement (6 months post-closing at most lenders) was tracked in a notes app. On Strkr, each property carries a seasoning timer that fires at 180 days, with the current ARV estimate pulled live and the projected cash-out amount calculated. The investor completed 11 refinances in 18 months with the cash-out pulled at the right moment instead of two months late on four of them, which added up to roughly 48 thousand in additional recycled capital.

Common questions

What buyers in this bucket ask most.

How is Strkr different from REsimpli, InvestorFuse, or REI BlackBook?

Three structural differences. First, Strkr covers the full investor lifecycle (wholesale, flip, hold, portfolio) on one record instead of being optimized for one slice. InvestorFuse-on-Podio was built for the wholesale motion and never extended well into holds. REsimpli is strong on wholesale, lighter on flips and portfolios. REI BlackBook is strong on buyer-list segmentation, lighter on everything else. Second, Strkr is integration-first and does not try to replace Carrot, PropStream, DealMachine, or the dialer stack; the investor keeps the specialized tools they already pay for and Strkr becomes the record of truth. Third, the pricing is flat per-seat without feature gating, which matters as the team grows from 2 to 8 people.

Does Strkr integrate with Carrot for the motivated-seller SEO site?

Yes. The Carrot webhook pipes seller leads into Strkr with every form field populated, the attribution tagged (which Carrot site, which campaign, which keyword), and the automation triggers on the right pipeline stage. Field mapping lives in the Strkr admin, so a Carrot form change is a mapping update instead of a code change. We see Carrot-sourced leads convert at the same rate on Strkr as on the Carrot built-in CRM, with the significant upside that the record now also carries the direct-mail, cold-call, and driving-for-dollars leads under one search.

How does skip-trace work with Strkr?

Strkr integrates with BatchSkipTracing and PropStream for skip-trace via API. Leads imported from a list or captured via web form run through skip-trace on write, with phone numbers, alternate addresses, and relative data attached to the contact record. Credit usage is visible on the admin dashboard with monthly totals and cost-per-enriched-contact. The investor who was burning 500 to 2000 skip-trace credits a month in a standalone BatchSkipTracing account can keep the vendor relationship intact and route the enrichment through the CRM.

Can we run a 20-door rental portfolio on Strkr without buying AppFolio?

Under 50 doors, yes. Strkr handles rent-roll tracking, maintenance ticketing with vendor dispatch, lease tracking with renewal dates, tenant screening via SmartMove or RentBureau, and per-property P&L. Over 50 doors or if the operator needs resident online payment with ACH batching and automated late fees, the common pattern is to keep Strkr for the acquisition and disposition side and run AppFolio or Buildium on the live property management. The integration syncs property and tenant data so the record stays coherent.

What about Podio and InvestorFuse? Can we migrate off that stack?

Yes. The migration tool pulls contacts, deals, pipeline stages, tags, custom fields, and workflow history from Podio via API. InvestorFuse configuration (stages, automations, drip sequences) maps to Strkr equivalents with a side-by-side mapping sheet the admin reviews before the cutover. The common timeline is 2 to 4 weeks from kickoff to full switch for a 3-5 person team. The piece most investors are relieved about is not maintaining Podio's GlobiFlow automations anymore, which were a part-time admin job on most stacks.

Does Strkr track direct-mail campaign ROI the way YellowLetterHQ or Open Letter Marketing do internally?

Strkr tracks campaign-level ROI (cost per response, cost per contract, cost per contract-closed) with the mail vendor integration pushing send data and the inbound response (phone call or form submission) tagged to the campaign. YellowLetterHQ and Open Letter Marketing both have webhook support that pushes send batches into Strkr. The reporting lives on the Strkr side so the investor can compare mail-batch ROI against SEO, cold call, PPC, and driving-for-dollars on the same screen instead of pulling four separate reports.
